Grosvenor Apartments Lobby and Façade Upgrade

The Grosvenor Apartments Refurbishment

Premis Solutions has been in operation for nearly 14 years, and in that time the team has delivered hundreds of projects across numerous sectors. A recently completed project was a lobby and façade upgrade to the Grosvenor Apartments in the Brisbane CBD.

The project involved the upgrade of the ground floor lobby, the lift lobbies on floors 5 to 26, the refurbishment of the over-street awning and façade on the Margaret street entrance including the driveway and loading dock areas and installation of new air-conditioning.

The ground floor lobby refurbishment saw the area stripped back to bare concrete to create a blank canvas. This included removing the raised stage seating area at the rear of the lobby. The raised stage was shown on the original drawings to be a hollow timber structure, but on demolition, revealed itself to be constructed of one metre thick solid concrete. The removal of such a huge mass of concrete in a confined space presented an unexpected challenge. Specialist equipment was brought it to cut and remove the concrete to ensure the program was not impacted and minimal disruption was experienced by the residents.

Dated wall panelling was removed and replaced with bespoke upholstered wall panels and Belgian linen wallpaper. A new ceiling finished in Venetian plaster with a feature pendant light was suspended over the old coffered ceiling. Full height columns were created to enhance the double height ceilings in the entrance, and the existing round column was squared up and wall lights installed. 

Large ceramic floor tiles were laid throughout the lobby with a rug inlay to the waiting area. Lift lobbies on levels 5 to 26 were also upgraded with new carpets, repainted skirtings and new light fittings, creating a fresh, modern look.

To install the air-conditioning, penetration through the concrete slab was required to allow ducting to be inserted above the lobby ceiling. 

A small office and the façade, awning, driveway and delivery bay/parking areas on Margaret Street, were in poor condition and in desperate need of upgrading. The entire awning was painted, relined and re-roofed, damaged sections and light fittings on the existing soffit were removed and repaired, and new box gutter overflows were installed to each end. Timber-look aluminium battens were also installed to the underside of the awnings, and timber framing added inside the awning to support the new battens.

In the delivery bay and parking area, timber-look aluminium battens were used to create a tidy storage area for gas bottles and beer kegs for the Port Office Hotel, and to conceal existing fire services cupboards. The driveway entry area and loading dock walls were all repainted and the existing flooring was repaired and treated with an epoxy paint. As works progressed, the Premis team were also contracted to replace the existing footpath.
