CellDesign engaged Premis to strip-out and refurbish a tenancy on level 4 of the 270 Adelaide Street building in Brisbane under a Design & Construct contract.
No expense was spared in the design of this high-end boutique office fit-out. It was the client’s intention to create a serene, light, and bright upmarket space in which to host their clients.
A meeting room, boardroom, foyer, four offices, a bathroom, powder room, kitchen, and utility room comprise the space. A number of key lighting elements are featured throughout, as well as high-quality materials and appliances including:
- Parquetry Timber Flooring
- Imported Marble Porcelain Tiles
- Bronzed glazing frames, glass, doors and hardware
- Veneer timber wall panelling
- Textured laminex scalloped wall panelling
- Bespoke Interim skirting and Dado railings
- Bosch and Westinghouse appliances
- Concealed door to the bathroom off the main office
As with any project, there are always obstacles to overcome that require problem-solving and collaboration. Here are a few items that were worked through during this build:
- The installation of new plumbing in the bathroom required access through the tenancy below. For this tenancy not to be adversely affected, Premis negotiated with their management team to schedule work on weekends and after hours.
- Parquetry flooring was also completed after hours as the polyurethane finish required substantial time to cure, requiring various discussions and approvals.
- Access to the building was restricted due to the requirement to pass through the carpark of another building, via a side street to access the building we were working in. Due to the building’s inner-city location, it was not possible to enter the building through the front. To minimise the impact, deliveries were scheduled for early mornings.
The outcome is a contemporary, luxurious workspace with touches of ‘home’.
