Premis was proud to partner with Regis Aged Care to deliver the comprehensive refurbishment of their Regis Sandgate Aged Care Facility, bringing new life to the 100-year-old Musgrave Building.
The project spanned across four levels and was completed in three carefully staged phases, ensuring minimal disruption to residents. The scope of works included the conversion of 44 existing bedrooms into 34 spacious individual suites, each featuring a private bedroom, lounge, ensuite, kitchenette, and wash basin. This full-scale transformation involved the complete demolition of existing spaces to pave the way for a modernised and functional design.
Additional refurbishment highlights included:
- Common Areas: A full upgrade of the chapel, main dining room, six kitchenettes (including one in the Memory Support Unit), activity rooms, and corridors.
- Facility Improvements: Renovation of the reception and administrative spaces to enhance functionality and aesthetic appeal.
- Essential Services Upgrades: Relocation of electrical systems, hydraulics, and fire services, as well as the installation of new air-conditioning units in all suites and compliance upgrades, including the addition of wash basins in all corridors.
Key Challenges
Working within a live environment presented unique complexities, with residents occupying rooms near the refurbishment zones. The project also involved:
- Addressing the constraints of a 100-year-old building, including structural considerations and asbestos removal.
- Completing noisy works within restricted timeframes to minimise impact on residents.
- Overcoming logistical challenges such as shared lift access with residents and accessing services through the lower ground void, requiring confined space permits.
When latent conditions during Stage 1 necessitated program adjustments, Premis introduced a second site manager to maintain progress, successfully bringing the project back on schedule.
The result is a vibrant, modern, and inviting ‘Home’, that seamlessly blends functionality and comfort for residents and staff alike. This transformation reflects Premis’ expertise in delivering complex projects in live environments, with a commitment to delivering great outcomes for our clients.
